What the first 90 days in the job will look like?
Within 30 days you will:
Attend and graduate from our company-wide on boarding process along with detailed orientation program where you will learn Jazz’s values, business, and products.
Meet relevant stakeholders for our team.
Develop understanding of the existing People & Organization Structure.
Ensure self-learning and development to remain aligned with the New Culture and Jazz First Mindset.
Within 60 days, you will:
Preparation of annual real estate plan in line with budgeted targets.
Monitoring of Opex on monthly basis, coordination with teams for monthly detail of expenses.
Responsible of updating and analyzing the data on lease administration system on monthly basis.
Participate in contractual terms/conditions and rental negotiations at the time of acquisition, renewal & termination.
Able to handle conflicts across various internal and external stakeholders while ensuring delivery on the promises.
Preparation of business proposal as per FP&A requirement for new construction/renovation of office sites.
Responsible for fulfilling the group reporting requirements.
Within 90 days to onward you will:
Responsible for preparing V-Curve analysis for budget & actual expenses on quarterly basis.
Responsible for property wise quarterly budget review i.e. 0+12, 3+9, 6+6, 9+3 & 12+0.
Responsible for review of budgets and forecasts in coordination with FP&A.
Responsible for creating and disseminating work place related communications.
Organize and conduct training sessions for the employees to educate them with the norms and directives for newly constructed / acquired sites.
Conduct quarterly workplace utilization survey i.e. office census
Ensures coordination of all SOX / internal / external audits and provision of information on a timely manner and also responsible to complete all audit recommendations (if any).
A brief about your team:
Real Estate Strategy & Planning Expert will be responsible to maintain the real estate portfolio that includes planning for potential options for consolidation and office relocations. The role will be responsible for expense monitoring & reporting under real estate including Facilities Management, Utilities & Lease Management. He / she will also support workplace team in analyzing the office utilization by conducting office census, space optimization analysis. The main responsibilities also include aligning the OpCo strategy with group real estate strategy under the prevailing policies & procedures
A bit about you:
We are looking for someone who has an experience of approx 3 to 5 years in Real Estate Strategy & Planning Expert from a multinational company
